Fees and Charges

Lettings Fees Information For Tenants:

Tenant charge for setting up and processing a new tenancy and amending an existing tenancy if there is a change of tenants is £150.00 (inclusive of VAT) per person (including guarantors)
Separate individual credit checks (where needed) from £18.00 (inclusive of VAT)
Tenancy amendments and alterations £60.00 (inclusive of VAT) per tenancy
Tenancy amendments and alterations, where changes to deposit protection is also required £120.00 (inclusive of VAT) per tenancy
Tenancy inventory (either check in or check out) upwards from £120.00 (price indicated is for a one bedroom apartment, inclusive of VAT)
Missed inspection appointments £30.00 (inclusive of VAT)
Payments made by card incur a charge of £1.20 (inclusive of VAT) for debit card, and 2.5% of the amount for credit card
There may be other charges apart from the above, if indicated by the landlord and under special circumstances. These charges will be clearly highlighted if applicable.
 
 
Letting Fee Information For Landlords:
 
• Standard Letting Fee:  8% of annual rent due (subject to a Minimum Fee of £500.00, charged yearly – 9.6% inclusive of VAT, minimum fee of £600.00 inclusive of VAT)  
 
• Short Lets (less than 6 months):  15% of rent due (charged for the duration of the tenancy – 18% inclusive of VAT)

• Standard Management Fee:  5% of rent due (charged monthly – 6% inclusive of VAT)
 
• Rent Collection Service: 2% of the rent due (charged monthly – 2.4% inclusive of VAT)

    

Additional Lettings Charges:

• External Immigration Checking Fee:       £15.00
  
• Tenancy Renewal Fee:  7% of the annual rent due (charged yearly – 8.4% inclusive of VAT), reducing by 1% per year, to a minimum of 5% plus VAT – (6% inclusive of VAT)

• Arranging Inventory/Schedule of Condition: from     £105.00

• Arranging for mid-term inspections:      £45.00

• Arranging Gas safety check :   from    £50.00

• International bank transfer fee:  from    £12.00

• Energy Performance Certificate (EPC): from    £55.00

• Handling charge for the application of HMO application:   £500.00 (£600.00 inclusive of VAT)



Sales Fee Information:
 
Sole Agency

Please call a member of our sales staff to discuss our rates. You will be liable to pay this remuneration to us, in addition to any other costs or charges agreed, if at any time unconditional contracts for the sale of the property are exchanged:

a) with a purchaser introduced by us during the period of our Sole Agency or with whom we had negotiations about the property during that period;
or
b) with a purchaser introduced by another agent during that period.

Unless agreed otherwise, Douglas Martin’s appointment as Sole Agent will be for a minimum period of twelve (12) weeks commencing on the date of such appointment.

It is a condition of Douglas Martin’s appointment as Sole Agent that no other agent is instructed during such period.  Instruction of another agent during the period of Douglas Martin’s Sole Agency is a breach of the Sole Agency appointment and in such circumstances you could become liable to pay remuneration both to Douglas Martin and any other agent or agents who have been instructed.

Multiple Agency

Please call a member of our sales staff to discuss our rates.  You will be liable to pay remuneration to us, in addition to any other costs or charges agreed, if at any time unconditional contracts for the sale of your property are exchanged with a purchaser introduced by us or with whom we had negotiations about the property during that period of our multiple agency.

Joint Sole Agency

Please call a member of our sales staff to discuss or rates. You will only be liable to pay remuneration to the joint sole agent who successfully introduced the purchaser to your property in addition to any other costs or charges agreed, if at any time unconditional contracts for the sale of your property are exchanged:
 
a) with a purchaser introduced by us or your joint sole agent during the period of our joint sole agency or with whom either of the joint sole agents had negotiations with about the property during that period.

b) with a purchaser introduced by any other agent during  the period of our joint sole agency.

Any apportionment of the remuneration between the two joint sole agents will be agreed between themselves and will not involve you in any further costs whatsoever.

It is a condition of Douglas Martin’s appointment as Joint Sole Agent that only one other agent is instructed during such period.
